Basement waterproofing in Lewis Center, Ohio
Newer homes in southern Delaware County, some of the region's wettest soils.
Lewis Center is an unincorporated community, mostly in Orange Township in southern Delaware County, around the Polaris and Olentangy corridor. Most of its homes are newer than Westerville's, many built from the 1990s on. That doesn't make them immune to water. Delaware County soils are among the wettest in the region: summaries of USDA soil data put about 84% of the county's mapped land in soils whose seasonal high water table limits basements.
Common issues in newer subdivisions
- Settled backfill. The soil dug out for the basement and pushed back against the walls settles for years after construction. If the slope now runs toward the house, surface water heads straight for the foundation.
- Undersized sump pumps or a single pump with no backup, installed by the builder.
- Shrinkage cracks in poured walls that start seeping 10–20 years in.
- Finished basements where the water shows up as stained carpet or a musty smell, not a puddle.
- Window well drains that were never connected, or have filled with silt.
Builder warranties
If your home is fairly new, check whether any builder or structural warranty still applies before paying for repairs, and keep a record (photos, dates) of when water first appeared.
Permits in unincorporated areas
Because Lewis Center isn't a city, residential permits are generally handled at the county level rather than by a city building department. Your contractor should know which office applies to your address. HOAs in many Lewis Center subdivisions also have rules about exterior work, drainage changes and discharge lines.
Radon and sealed sump lids
Delaware County has some of the higher radon test results in Ohio, according to Ohio Department of Health data. If you're opening up the floor for a drain system, it's a good time to ask about a sealed sump lid. If a radon test is high, an ODH-licensed radon mitigation contractor can often route a system through the same pit.
