Basement wall crack repair & foundation walls
How to tell a cosmetic crack from a structural problem, and what the fixes involve.
Cracks are the most common reason homeowners start researching waterproofing. The good news is that many basement wall cracks around Columbus are not serious structural problems, and a leaking crack is often one of the more affordable repairs. The key is knowing which kind you have.
Reading the crack
| What you see | Common cause | Typical approach |
|---|---|---|
| Thin vertical or slightly diagonal crack in a poured concrete wall | Concrete shrinking as it cured | Usually cosmetic unless it leaks. Leaking cracks are often injected with polyurethane or epoxy from inside. |
| Stair-step cracks along the mortar joints of a block wall | Settlement or soil pressure | Needs evaluation. May be minor, may need reinforcement. |
| Horizontal crack along a block wall, often a few feet below grade | Pressure from saturated or expanding clay soil pushing the wall inward | Get a structural evaluation. Options include wall anchors, carbon-fiber or steel reinforcement, or rebuilding. |
| Wall visibly leaning or bowing | Ongoing lateral soil pressure | Structural repair. Don't wait. |
| Crack wider at one end, or doors and windows upstairs sticking | Differential settlement | Structural evaluation, possibly by an independent engineer. |
Why central Ohio walls take a beating
Much of the soil in Franklin and Delaware counties is clay-rich glacial till that drains slowly. Some of it shrinks when dry and swells when wet. The Franklin Soil and Water Conservation District notes that high-clay, shrink-swell soils can damage foundations as the pressure changes. Add freeze-thaw cycles, downspouts dumping water at the foundation, and decades of settling, and it's easy to see why so many 1960s–1990s basements in the north suburbs have at least one crack.
Crack injection, step by step
For a leaking crack in a poured wall, a contractor typically cleans the surface, sets small injection ports along the crack, seals the surface between them, and pumps in resin from the bottom up. Polyurethane foams and stays flexible, which suits cracks that are actively leaking. Epoxy bonds the concrete back together and is used when structural strength matters. Ask which one they recommend and why, and whether the repair carries a warranty against leaks.
When to bring in a structural engineer
If a wall is bowing, if a horizontal crack is wider than a pencil line, or if a contractor proposes a large structural repair, an independent structural engineer's report can be worth the fee. An engineer isn't selling the repair, and a written report helps you compare quotes and document the condition for a future sale.
Things you can do now
- Mark the ends of the crack with a pencil and the date, and check every few months to see whether it's growing.
- Take photos with a coin or ruler for scale.
- Extend downspouts at least several feet from the wall, and make sure the soil slopes away from the house.
- Keep heavy items and finished drywall off a wall that's actively moving until it's evaluated.
Before you hire
Get the repair method, number of cracks or linear feet, materials, and warranty in writing. For wall reinforcement, ask how many anchors or braces, at what spacing, and whether the system has been engineered for your wall height. And remember that many in-home contracts in Ohio come with a three-business-day cancellation right.

Can I seal a basement crack myself?
Surface caulks and hydraulic cement patches from the hardware store often fail on actively leaking cracks, because water moves behind the patch. Professional injection fills the crack through the wall's thickness.
Do wall anchors or braces require digging?
Steel I-beam braces are installed from inside. Wall anchors run through the wall to plates buried in the yard, so they need small excavations and an OHIO811 utility locate first.
Will a repaired crack hurt my home's resale?
A documented repair with a transferable warranty is generally easier to explain to buyers than an unrepaired, leaking crack. Keep the paperwork for disclosure.
